PAVING AND SEALCOATING

ASPHALT PAVING

EXTENDS THE LIFE CYCLE

Sealcoating makes asphalt last longer … Period! As soon as asphalt is paved, it begins to deteriorate. Chemicals such as gasoline and oil destroy the binder and UV light, water, and oxygen dry it out. This leads to fading, cracking, and loss of aggregate. Sealcoating locks the asphalt binder in and seals the destructive elements out.

PROTECTS FROM CHEMICALS

Left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Sealcoating provides a protective barrier that resists attack from oil and gasoline.

PREVENTS WATER INTRUSION

The intrusion of moisture into asphalt pavement accelerates deterioration. Sealing asphalt prevents the seepage of moisture from snow and rain, thus preventing damage from freeze-thaw cycles.

REDUCES REPAIR COSTS

Properly maintained asphalt pavement is tough and durable, resisting wear many years longer than unsealed surfaces. This reduces repair costs to the property owners and triples the life of their pavement.

MRH Paving & Sealcoating. is committed to exceeding industry standards when it comes to maintaining our customers asphalt. We strongly believe that educating our clients on the best seal coating practices will help them choose the right contractor, extend their pavement life, and save thousands of dollars in unnecessary major asphalt repairs.

At MRH Paving & Sealcoating we use the most durable sealer available on the market. Seal Master Cole tar sealer is specifically formulated for commercial parking lots and high volume traffic areas. We mix 4 lbs. of silica sand per gallon of sealer on all projects to ensure a skid resistant surface along with increased durability. The application rate varies from project to project and is unique to every parking lot depending on the volume of daily traffic. We recommend two coats of sealer on most surfaces and sometimes a third coat in the high traffic areas for best results.

Sealcoating is a process where a high polymer coating is used to seal an asphalt surface. The sealer acts a protective barrier, and essentially seals the destructive elements out. This protects the asphalt binder from detiorating thus preventing water from penetrating the surface which causes cracking and pavement failures.

Seal coating your asphalt 1 year after installation and regularly thereafter will more than triple the life of your pavement. Studies have shown that regularly sealed asphalt has 90% less cracking than unsealed asphalt.

Benefits of Asphalt Sealcoating

Adding sealcoating to your asphalt parking lot maintenance schedule has many benefits. We’ve listed them below.

  • Prevents Oxidation – A sealcoat functions as a barrier to drastically slow down the destructive effects of oxidation, (caused by asphalt’s exposure to oxygen, UV rays, and water).
  • Prevents Potholes – A sealcoat is waterproof, keeping moisture out of cracks where potholes could develop as moisture freezes and thaws in the cold.
  • Prevents Oil Damage – Oil and gasoline contact breaks down asphalt very quickly, and sealcoating prevents any oil or gasoline spillage from every making contact with the asphalt itself.
  • Prevents Weight-Load Cracking – Cracks caused by excessive weight are prevented as the sun heats up a crisp, black parking lot more quickly than one that hasn’t been sealcoated. This pliable aspect of sealcoat is reactivated in the heat, allowing the asphalt to “give” more effectively under pressure.
  • Added Friction – A sealcoat provides a layer of fine texture to combat the natural wear of asphalt pavements over the course of use, creating enough friction to prevent slippage that can be dangerous in winter months. Additional solids, such as sand, may be added for increased friction if it is ruled necessary.
  • Look Sharp – Sealcoating adds a black sheen to the surface of your asphalt pavement. Your parking lot is your company’s first impression and a pristine outside appearance makes the best first impression you can give.

A sealcoat cannot fix or improve structural flaws of an asphalt pavement, but instead guarantees longevity from the existing state of the pavement.

Crack Sealing

The most economical method used in maintaining the life of driveways and parking lots is crack repair. This process includes filling cracks (1/4 inch and wider) with a hot-poured rubberized sealant. The crack sealant reduces pavement deterioration. This process is not used for hairline or alligatored cracks. Without proper maintenance, water can destroy a pavement surface.

Line Striping

If you have faded parking lot striping or you need painting for a new parking lot, we can provide you with effective and long-lasting solutions. We use high-quality paint and equipment to make your stripes consistent with well-defined edges. Avoid parking dilemmas with a well planned and properly executed pavement striping.
