Sealcoating makes asphalt last longer … Period! As soon as asphalt is paved, it begins to deteriorate. Chemicals such as gasoline and oil destroy the binder and UV light, water, and oxygen dry it out. This leads to fading, cracking, and loss of aggregate. Sealcoating locks the asphalt binder in and seals the destructive elements out.
Left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Sealcoating provides a protective barrier that resists attack from oil and gasoline.
The intrusion of moisture into asphalt pavement accelerates deterioration. Sealing asphalt prevents the seepage of moisture from snow and rain, thus preventing damage from freeze-thaw cycles.
Properly maintained asphalt pavement is tough and durable, resisting wear many years longer than unsealed surfaces. This reduces repair costs to the property owners and triples the life of their pavement.

Sealcoating is a process where a high polymer coating is used to seal an asphalt surface. The sealer acts a protective barrier, and essentially seals the destructive elements out. This protects the asphalt binder from detiorating thus preventing water from penetrating the surface which causes cracking and pavement failures.
Seal coating your asphalt 1 year after installation and regularly thereafter will more than triple the life of your pavement. Studies have shown that regularly sealed asphalt has 90% less cracking than unsealed asphalt.

The most economical method used in maintaining the life of driveways and parking lots is crack repair. This process includes filling cracks (1/4 inch and wider) with a hot-poured rubberized sealant. The crack sealant reduces pavement deterioration. This process is not used for hairline or alligatored cracks. Without proper maintenance, water can destroy a pavement surface.
